Let's talk
About investing
How does private investing with Renesant work?

You invest alongside us in a specific value-add project. Each project has its own SPV (special-purpose vehicle) that owns the property in question. You come in project by project — this is not a collective investment vehicle, but a clearly defined participation in a single asset.

The process is simple: acquisition below market price → transformation to a high-end well-being standard → sale. The horizon is usually 6–24 months.

Do you also invest your own capital in the projects?

Yes. In every investment we commit our own capital — at least 20%. Our interests are therefore fully aligned with yours: we earn only when the project earns.

Who can invest?

We open opportunities privately to qualified investors after getting to know each other and verifying identity. You can invest as an individual or through a company.

What is the minimum investment?

The minimum entry ticket varies by project; indicatively from €10,000. You'll receive the exact terms of a specific deal after qualifying in the investor zone.

Which markets do you operate in?

We focus on Slovakia and Spain — growth cities with value-add potential in the residential segment.

Process and verification
How does identity verification (KYC) work?

During registration you choose the account type (individual / company), complete your profile details and verify your identity — by uploading a document (ID card, NIE or passport) and a short face check (a selfie liveness check). We process the data securely and in line with GDPR; verification is handled by a specialized provider.

How and when do I receive my return?

The return is paid at the end of the project, after its successful sale, according to the structure of the specific investment (typically a participative loan via the SPV). You follow the project's progress in the investor zone.

What documents do I sign?

Depending on the deal structure, this is mainly a participative loan agreement or a participation in the SPV that owns the asset. All documentation is available in the secure investor zone before signing.

How long does the refurbishment take?

The average length of a transformation is approximately 4–8 months, depending on the scope of the project.

How does a project ramp up from deposit to transfer?

We sign a reservation/deposit agreement for the property from our own resources and open the investment process. Capital is topped up typically ~4 weeks before the transfer (the purchase agreement). The investor's return is calculated from the transfer date.

Who decides whether a project is included?

An internal investment committee with a real estate, financial and legal lens validates every opportunity before it is opened to investors.

Deal economics and structure
How is the profit split between you and the investor?
Do you use leverage (bank debt)?

Depending on the project, bank financing with a conservative LTV may be used. Leverage increases both the potential and the risk — we disclose its level transparently for each specific opportunity.

What costs go into the project structure?

Purchase and acquisition costs, taxes, transformation (construction), design and permits, financing costs, utilities, marketing and sale, and the SPV's operating costs.

How often do I receive project reporting?

We report progress regularly — you'll find the status and phase of the transformation, photo documentation and key milestones on an ongoing basis in the investor zone.

Can I exit the investment before the project ends?

No. The investment is tied up until the project is completed (sold) — early exit is not anticipated. The horizon is usually 6–24 months.

Am I liable for the project with all my assets?

No. As an investor you come in via a participative loan to the SPV; your risk is limited to the amount of capital invested. You are not personally liable beyond your contribution.

Am I a shareholder or a creditor?

You come in as a creditor (a participative loan), not as a shareholder of the SPV. You therefore have no shareholder obligations and cannot be expelled as a shareholder.

Returns and risks
What returns can I expect?

The returns stated are always a target and not guaranteed and relate to a specific project. The actual outcome depends on the market, the course of the transformation and risk management. You'll receive specific figures for individual deals after qualifying.

What are the risks?

Investing in real estate carries risk, including the loss of part or all of your capital. The main risks include market movements, project delays, and construction and liquidity risk. We mitigate risk by buying below market price, committing our own capital of at least 20%, and the discipline of the investment committee — but it cannot be eliminated.

Are you a regulated asset manager or a collective investment scheme?

No. This is neither a collective investment scheme nor a public offering of securities. It is a private private investment project by project through separate SPVs, available to selected qualified investors.

Have you ever had a project that made a loss?

To date we have not recorded a project that made a loss. However, past performance is not a guarantee of future returns and investing carries risk, including the loss of capital.

What is your historical return?

The average historical annualized return per project has exceeded 15%. This is an indicative, non-guaranteed figure — specific returns vary by project.

How are my returns taxed?

Returns are subject to taxation under applicable legislation and your tax residence. In the investor zone you can generate a confirmation of the returns achieved and withholdings by year. This is not tax advice.
